Selling a Property
It’s well documented that selling a property is one of the most stressful things you can undertake. Our team of experts can help, taking initial instructions from you, then providing your buyer’s solicitor with all the information they need in order to investigate the legal title and raise any enquiries. We’ll ensure that any enquiries raised are dealt with promptly, keeping you updated throughout the transaction. Approximate timescale; 12-16 weeks.
Buying a Property
Most of us listen to our hearts when putting in an offer on a new property – so let us be your head! We will fully investigate the legal title and all necessary searches for your new property, ensuring that you are making the right investment for you and your circumstances. We’ll also consider whether there is a risk of you encountering any problems selling the property if you decide to move onto the next chapter. Approximate timescales: 12-16 weeks.
Re-Mortgages
If you wish to change your mortgage provider, you’ll need to instruct a solicitor. Our team will be happy to explain the re-mortgage process and ensure that the transaction is completed as soon as possible. Approximate timescales: 6-8 weeks.
Transfer of Equity/Deed of Gift
There are many reasons why someone may need to transfer property. Perhaps there is a relationship break down, or you wish to transfer a property from a sole name to joint names. If you are unsure as to what is required or how to proceed, please contact us and we will advise of the best way forward. Approximate timescales: 6-8 weeks
Freehold Purchases
A freehold purchase is the purchase of a registrable interest in property. If you are buying the freehold title to your own home, please contact us to discuss. We can ensure that the transfer documentation drafted fully protects your rights and that the freehold title is properly registered in your name at the Land Registry. Approximate timescales: 12-16 weeks.
Deeds of Variation
Whilst any title document affecting a legal title to property can be varied, this is most common in respect of a Lease. If you have agreed with your freeholder to vary any of the terms of your lease including the ground rent payable, please contact us so that we can advise you further. Approximate timescales: 16-20 weeks.
Adverse Possession Claims
Have you had sole use of additional land - that is not owned by you - at your property for at least 12 years? If this is the case, you may well be entitled to claim legal possession and have that land legally registered with you. Our team can guide you through the process. Can be in excess of 8 months dependant on circumstances.
Equity Release
If you are over the age of 55 and find yourself in a situation where you need to unlock capital from your home, then you may wish to consider equity release as a mechanism of doing so.
This may be in order to undertake urgent repairs to your property, buy a new car, assisting family getting on the property ladder or simply enjoying the finer things in life.
We can assist in providing independent legal advice on the equity release plan, commonly known as Lifetime Mortgages and how this may affect you in the future. Approximate timescales: On average, a typical Lifetime Mortgage transaction takes around 3-4 weeks to completion.
