Looking for a new home for your Christmas tree this year?

For most of us, a month down the line Christmas is now a dim and distant memory. Whilst we appreciate that we are barely through the door of 2024, at this time of year many people are already thinking about that all important location for their Christmas tree this year…….maybe in a beautiful new house?

Dominique Oliviero, Residential Property, gives her top tips on ensuring that if it’s time for a new space for your Christmas tree this year, there’s no time like the present.

It is no surprise that estate agents usually see an increase in properties being listed on the market or requests for viewing appointments at the start of each year – and it is easy to see why the festive season is often a trigger for this.

 

• Perhaps you have spent one too many Christmas Days crammed in a small room with a huge family 
• Maybe you have had additions to the family and you need space for the multitude of “stuff” that comes with the pitter-patter of tiny feet
• Alternatively, perhaps your children are getting older and you could all benefit from the additional freedom and privacy offered by an extra reception room or two
• Or maybe – it’s just time for a change.

 

In addition, mortgage rates have also now started to come down, making the prospect of buying your first home or moving to your dream home even more achievable. This is the perfect time to take those first steps towards your next chapter. 

 

If you are thinking of selling a property this year now is the time to list. Estate agents are reporting pent-up demand for properties and many who may have been reluctant to make an offer on a new property in 2023 are now ready in light of falling mortgage rates and an overall desire to wait no longer.

The conveyancing process can now take approximately 12 to 16 weeks from you first contacting your solicitor to ask that they act for you in your sale/purchase, to you finally collecting the keys to your new dream home.  If you start the process now, you will be settled in your new home by Spring, ready for a summer enjoying your new place and plenty of time to plan for Christmas 2024.
