A vacancy has arisen in our busy Bury office for a qualified Solicitor/Legal Executive /Licenced Conveyancer to join our property department.

They must have 5 years PQE and as well as running a case load there will also be elements of supervision of unqualified members of the department.

This is an exciting opportunity for the right person to progress their career in a young, ambitious and energetic law firm.

JOB DESCRIPTION FOR QUALIFIED SOLICITOR

Dealing with the buying and selling residential properties (registered and unregistered)  and also transfer and re-mortgages including new build, shared ownership and equity release.  Purchase of Freehold Reversion.

Advise clients on all aspects of the buying or selling process, including legal issues, finances and contracts.

Title re-construction.

To supervise unqualified and newly qualified members of the team . 

Day-to-day responsibilities include:

Communicating with clients to receive instructions and give advice where necessary.

Holding Client Meetings.

Researching details about the property being bought or sold, such as finding out who is the legal owner, what deeds property is subject to etc.

Drafting official documents, such as contracts which include details of the sale.

Working with estate agents, solicitors and mortgage brokers.

Research information and communicate with clients and others in person, on the phone, by letter or by email.

Use a computerised case management system – ALB.

Take instructions from clients  open new files.

Obtain or check Land Registry documents or title deeds (if the land is unregistered).

Draft or check sales contracts.

Collate and send or check supporting legal and financial documents.

Deal with all financial aspects of a transaction – check ID and proof of funds for anti money laundering regulations.

Exchange contracts and complete the transactions.

Deal with apportionments of rent and service charges when preparing completion statements.

Carrying out and checking pre-contract searches.

Receive and check mortgage instructions from lenders and undertake specific tasks required and report to client.

Carry out title checks and raise enquiries.

Review replies to enquiries.

Prepare Contract Reports to clients.

Prepare transfer and fill in mortgage deeds.

Request mortgage funds.

To pay stamp taxes and deal with the registration of client and lender with the Land Registry.

Check completed registrations and complete file closing sheets so that the file can be archived.

Other Duties

Also whilst working at AFG LAW to engage in networking and marketing events to promote the business.

Help others with any queries they may have.

Engage in departmental and fee earners meeting and attend AFG Forums.

Liaise with Estate Agents regularly to keep up a good working relationship with them so they are then likely to continue to refer work.
